Rent Tech Faces Criticism for Dehumanizing Renters With Personality Tests, AI Responses
Report details how rent tech handling applications and payments dehumanizes renters through excessive data collection and automation.
Based on an article by Samantha Floreani, PhD Candidate, Monash University, in The Conversation - Technology. Directly quoting from the original article published on 2026-09-20.
These platforms collect, use and circulate an enormous amount of data from and about renters. Renters generally have no choice but to use the platforms, and little say over the data they are required to provide.
Many of these platforms now also incorporate artificial intelligence (AI) to automate communications with renters and optimise property manager workflows.
In my interviews with renters, many have told me they find using rent tech systems “dehumanising”.
Editorial Opinion
In the short term, scrutiny of data collection during rental applications and screen design is expected to intensify. Operators will likely be pressed to clarify consent procedures and the distinction for mandatory fields. As automation of management work advances and separation from renter-facing support proceeds, a review of operational procedures will be required.
In the long term, management of the circulation of rental histories and behavioral records is expected to become the focus of institutional design. The division of roles between AI responses and human support will be reorganized, and ensuring accountability is expected to become a requirement. Design that lets renters choose the scope of what they provide is expected to become a condition for wider adoption.
The remaining question is where to draw the line to reconcile convenience and dignity. Streamlining applications tends to skew toward the interests of managers, raising the question of renters’ right to refuse. Mechanisms to ensure automated assessment does not produce exclusion are being called into question.

Frequently Asked Questions
- What is rent tech
- It refers to online systems and application software handling property search, tenancy applications, rent payments, and maintenance requests. While it improves management efficiency, it has a structure that tends to centralize renters' behavioral records and submitted documents. Its effectively mandatory use is a defining feature.
- What issues arise from introducing AI responses
- Automating inquiry handling increases response speed, but can make it difficult to grasp individual circumstances. If the division between routine processing and human support is unclear, it invites distrust. Design that ensures record retention and traceability of explanations is important.
